Michigan Foreclosure Defense Firm and Loan Modifications
Foreclosure is something that can happen when you get behind on your Mortgage Loan in Michigan. Your lender won't automatically put you into a program to bring your loan up-to-date. You must put the plan into motion and provide the lender with the documentation they require to analyze your financial situation to stop the Foreclosure action. Although lenders do not want to foreclose if it can be avoided, they do want to make sure you can follow-through on any promises you make to bring your account current.
Mediation is the key to Stopping the Foreclosure. As we stated before, the Mortgage Company does not want to Foreclose and is usually willing to agree to terms to stop Foreclosure. These terms are negotiable and it is to your advantage to develop a plan of action before contacting them. This plan needs to be thoroughly analyzed before presenting it to them as it becomes very difficult to adjust it. We have extensive experience in this area and we can develop a winning strategy or plan for you to Stop the Foreclosure.
Trying to Stop a Foreclosure in Michigan?
Call our office for a Free consultation so we can review your goals and your current financial situation. Together we will plan the perfect strategy for your personal situation. If this option is for a modification then we need to document your current financial situation to show that you can afford the Monthly payments. This is very tricky… you need to be accurate and honest as they may not accept changes once it is submitted. We develop a Personal Financial portfolio for each of our clients. This shows your income versus your expenses in a form that is easy to understand and highlights your ability to repay the loan.
Most Mortgage Companies will consider a Loan Modification, Deferment, Forbearance or a Repayment Plan as a first option to quickly bring the loan current. Our foreclosure specialists will use one of those options or perhaps a combination of those or any of the options below to develop your personalized strategy to stop Foreclosure.
Here are some of the other options available to you. Reinstatement plan, repayment plan, loan modification/loan restructuring, loan refinance, loan forbearance, partial claim, pre-foreclosure sale, short sale, deed-in-lieu of foreclosure, Bankruptcy chapter 7 and 13.

Michigan Deed In Lieu
A deed in lieu of foreclosure Michigan means that you are giving your home back to the lender. A deed in lieu of foreclosure is one alternative to losing your home in a foreclosure. Foreclosure is the legal process the lender has to take the house back and sell it to someone else. Typically, a homeowner will decide to give the home back to the lender when they can’t keep up with the mortgage payments. In other words, maybe they have missed too many mortgage payments or owe more than what the house is worth and don’t want a foreclosure on their credit history. Therefore, in exchange for the house, your lender agrees to cancel the loan. If the foreclosure process has already started, then the lender will promise to withdraw the complaint.
There are potential disadvantages to a deed in lieu of foreclosure. For example, a lender may not agree to take the property back. If this occurs, then you may have to prepare a quitclaim deed to transfer the property rights back to the lender. Another disadvantage is if you don’t get the lender’s promise in writing to forgive the deficiency. The deficiency is amount of money left after the lender sells your home. If you don’t get the promise in writing, you may owe the deficiency amount.
A deed in lieu of foreclosure is very complicated. Thus, before making any decision, you should contact us for a free consultation!
